Frequently asked questions
How can I buy into one of your projects?
The purchase can be completed fully remotely or in person in Bali. Contact our team: we will send the presentation and documents, answer your questions and guide you through each step up to signing with a notary.
Can foreigners own property in Bali?
Foreigners can invest in Bali real estate through legal structures such as leasehold (long-term lease rights) or through an Indonesian company with foreign investment (PT PMA). We explain which option fits your goals.
What is leasehold?
Leasehold is the right to use a property for a fixed term under a registered lease. In our projects the rights are transferred under a notarial deed, and the term is linked to the land lease of the project.
What are PBG and SLF?
PBG (Persetujuan Bangunan Gedung) is the building approval confirming that the design complies with zoning, building codes and safety standards. SLF (Sertifikat Laik Fungsi) is the certificate that the completed building is fit for use. PBG is valid for the life of the building; SLF is renewed periodically.
Are there building restrictions in Bali?
Yes. Land is divided into zones (residential, commercial, agricultural and others), buildings in most areas are limited to about 15 metres, and construction near protected areas, rivers and the coastline is restricted. We check zoning for every plot before design starts.
How do you protect investors?
We check the land title and zoning, build under PBG, obtain SLF on completion and execute transactions through a notary. Documents are available to investors on request.
Who manages the properties?
AWWA and Moon Rock are operated by Padma Mitra Management. Salt of Virgin is developed together with The Lux Collective, the company behind the SALT brand.
Can I visit the projects before deciding?
Of course. We will meet you in Bali, show you the properties and the construction site, and introduce you to the team.
